A market that keeps setting records
6.95 million foreign visits in 2025
BPS recorded 6,948,754 direct foreign visits to Bali in 2025, nearly 10% more than in 2024. Australia remained the largest source market. These are visits across Bali over a calendar year, not bookings or occupancy at an individual residence.

Planned connections are different from roads you can use today
The Ministry of Public Works lists the 96.84-kilometre Gilimanuk–Mengwi toll-road project in the national road-network plan. Its planned route connects the western port with the provincial-capital area. Assess an address using existing access; a planned route is not evidence of an opening date or a shorter journey today.

Check the project behind the presentation
The documents need to match the intended use
Review the document package for the exact development and the way you intend to use it. Ask which approvals are available, which are tied to construction or handover, and who will operate the residence. A brand name or an island-wide market statistic cannot answer those project-specific questions.
Separate market context from a project forecast
Compare assumptions before comparing returns
A meaningful forecast identifies its unit, period and operating assumptions. Occupancy, nightly rates, management costs, maintenance and the timing of payments affect the result. Ask for the calculation for the residence you are considering, including a less favourable scenario. Market averages do not establish a promised outcome for that residence.
International interest needs local context
National investment data is context, not Bali property demand
Indonesia’s immigration authority reported 471 Golden Visas issued from launch through its 2024 reporting period. The national figure illustrates a route for international participation; it does not count Bali homebuyers, confer property rights or predict demand for a particular development.
Look beyond the brand name
A growing global format still needs a project-level review
Savills counted 764 branded-residence schemes at the end of 2024 and expected 910 by the end of 2025 if the remaining pipeline completed. Its 2025/2026 report lists a further 837 contracted schemes through 2032. Those global pipeline figures are distinct from completed supply. For a residence, review the actual brand relationship, services and management agreement. The March 2026 Horwath HTL and C9 Hotelworks report estimates that branded residences account for around 10% of active supply in its review of hospitality-managed developments for sale in Bali. The report does not specify the counting basis for this share; this is not a share of all homes in Bali or a measure of completed stock.
The risks belong in the decision
Location, supply and operating costs change the outcome
Compare nearby competing properties, existing road access and the operating plan. BPS distinguishes star-rated and non-star accommodation in its occupancy statistics; neither category describes every villa or branded residence. Review construction progress, water and maintenance requirements, and the documents for the specific property. Allow for vacancies and a resale period rather than assuming immediate income or an immediate buyer.
